Selecting the perfect hardwood flooring

 
Wood floors add elegance and warmth to your home and also add value to your property. They’re classic and versatile, working well with any decor from the most traditional to California coastal. Hardwood flooring is also long-lasting and, in fact, often looks better with age. Unless there is structural damage, a refinishing will bring the floor back to its original luster.
 

Solid or engineered hardwood?

 
Solid is one thickness throughout, and there is another version taking a significant share of the wood flooring industry. Engineered wood flooring appeals to both beauty and practicality, and the only difference is in the construction. At the top is a slice of species that gives the undertones, knots, swirls, and grains we all expect.

Underneath, however, are three or more layers of genuine wood combined with a bit of resin. These layers are placed in a crosswise position to give the floor stability and a better ability to handle water. Like solid, the floors can be sanded and add value to a home, but unlike solid, they can be placed in some higher-than-normal moisture areas where solid isn’t recommended.

Decide on hardwood species

 
There are hundreds from which to choose, but you need to decide first if you want a domestic (harvested within North America) or exotic (harvested in locations like Brazil, Indonesia, Southeast Asia, and Africa.) Domestics tend to be warm and traditional, while exotics are dark and dramatic. Also, know that all hardwood doesn't have the same level of hardness, so if you have extra durability issues, ask about the hardwood Janka Scale of Hardness and look for a rating of at least 1200.
 

Factory finish or on-site?

 
The finish is the top protective coating, and factories use a commercial grade that is stronger and not available for home use. When floors are finished at the factory, you also don't have to deal with mess or odors, and you'll know right away exactly what you are getting with samples in hand so you can start coordinating even before the floors arrive. On the other hand, there is a greater variety of stains and finishes for the on-site finish, resulting in many preferring that option since there is better control over sheen.
